Sir / Madam,

Under instructions from Alex Morgan, the owner and landlord of the premises described below, I give you this notice:

1. You are a tenant of the premises at ____________, in possession since 01/04/2023.

2. The tenancy is terminated and you are required to vacate on the following ground: Non-payment of rent. You owe rent arrears of Rs. 45,000, which must also be cleared.

3. You are called upon to hand over peaceful, vacant possession of the premises, with all keys and fixtures, to the landlord on or before ____________, after settling all electricity, water and maintenance dues up to the day of handing over.

4. The security deposit will be returned after deduction of lawful dues once vacant possession is delivered and the premises are inspected.

5. If you fail to vacate by that date, the landlord will take legal action for eviction, arrears of rent and mesne profits (damages for use and occupation) at your cost and risk.

This notice is without prejudice to the landlord's other rights under the rent agreement and the law.
