PAYING GUEST ACCOMMODATION AGREEMENT

This agreement is made at ____________ on 05/10/2026 between Alex Morgan, owner of the paying guest accommodation at ____________ (the OWNER), and ____________ (the GUEST).

1. Accommodation
The Owner provides the Guest a bed / room (Room 3, Bed B) with the facilities of the PG from 05/10/2026.

2. Rent and deposit
The Guest pays Rs. 9,000 per month in advance by the 5th of each month. A refundable security deposit of Rs. 9,000 is paid on joining.

3. Meals
Meals included: Breakfast and dinner. Electricity, water, Wi-Fi and housekeeping are included unless stated otherwise.

4. House rules
The Guest shall keep the room clean, not damage property, observe quiet hours after 10:30 pm, not smoke or consume alcohol on the premises and not keep prohibited items.

5. Visitors
Visitors are allowed only in the common area between 10 am and 8 pm. Overnight guests need the Owner's permission.

6. Notice and refund
Either party may end the stay by giving 30 days written notice. The deposit is refunded within 15 days of the Guest vacating, after deducting unpaid rent and charges for damage.

7. Termination
The Owner may end the stay without notice for serious breach of the rules, non-payment for two months or conduct that endangers other residents.

8. Valuables
The Guest keeps personal belongings at their own risk; the Owner is not liable for loss except through the Owner's negligence.

Is a PG agreement legally valid without stamp paper?

A short agreement signed by both sides is evidence of the terms. For tenancies of 12 months or more or a high deposit, use stamp paper as per your state.

Does an agreement need to be on stamp paper or notarised?

It depends on the country and the type of agreement. Property, long leases and some loans need stamp duty, registration or a notary. Even where not required, signing in front of witnesses adds proof.

Can I change the clauses?

Yes. Delete what does not apply and add what you agreed. Both parties should initial every change before signing.

What if the other party does not sign?

Then there is no agreement. Get both signatures and keep a copy each.
