COMMERCIAL RENT AGREEMENT
This Rent Agreement is made at ____________ on 05/10/2026 between Alex Morgan, residing at ____________ (the LANDLORD) and ____________ (the TENANT).
The Landlord is the owner of the premises at Shop no. 12, Ground Floor, City Plaza, MG Road, Bengaluru - 560001 (about 450 sq. ft.) and has agreed to let it to the Tenant on the terms below.
1. Term
The tenancy is for 11 months from 05/10/2026, renewable by mutual written consent.
2. Rent
The Tenant shall pay Rs. 45,000 per month in advance on or before the 7th of each month by bank transfer, plus GST where applicable. The rent increases by 5% at every renewal / each year.
3. Security deposit
The Tenant has paid an interest-free refundable security deposit of Rs. 270,000, which the Landlord shall return within 30 days of vacant possession, after deducting dues and the cost of repairing damage beyond normal wear and tear.
4. Lock-in
Neither party may terminate the tenancy during the first 6 months. After that, either party may terminate by giving 60 days' written notice.
5. Use of premises
The premises shall be used only for: Retail shop for garments. The Tenant shall obtain all licences required for the business and shall not sublet, assign or part with possession without the Landlord's written consent.
6. Maintenance and charges
The Tenant pays electricity, water, maintenance charges and any taxes on the business; the Landlord pays property tax and structural repairs.
7. Alterations
No structural changes without the Landlord's prior written consent. Fixtures installed by the Tenant may be removed on vacating, provided damage is made good.
8. Default
If rent is unpaid for two months or the Tenant breaches any term and does not remedy it within 15 days of notice, the Landlord may terminate the tenancy and take possession.
9. Handing over
On expiry or termination the Tenant shall hand over vacant and peaceful possession in the condition received, fair wear and tear excepted.
10. Stamp duty and disputes
The stamp duty and registration cost shall be borne by the Tenant as agreed. Disputes shall be subject to the courts at ____________.
